Where will my home be listed?
Your home will be listed on your local Realtor MLS and on Realtor.com with full property details and photos. For our Gold and Platinum members we will also syndicate your home to dozens of major real estate websites for maximum exposure.
What is the Realtor Multiple Listing Service?
The MLS is a database of all available homes for sale in a market area where the homeowner is being represented by a professional real estate agent. Only licensed real estate professionals are able to list homes on the MLS. This will allow for maximum exposure, as buyers like to work with Realtors because the agent gives them guidance during the buying process and the agent's services are at no cost to the homebuyer.
How are Realtor commissions calculated in a traditional transaction?
Every real estate transaction has two sides, a buyer and a seller. When a Realtor lists your home on the MLS they offer a commission to other Realtors if they find a buyer for your home. This is usually a fee between 2-3%. The balance of the fee your listing realtor charges is the amount they keep for listing and selling your home, also usually 2-3%. With our service you do not pay a sellers commission. You only pay a fixed flat fee, saving thousands!
What commission should I offer to the Buyer's Agent?
When it comes to the amount of commission to offer to agents to help you find a homebuyer you are in control. The amount of commission offered is entirely up to you. The average in the US is 2.5%-3%.
How long will IQ Homesource market my home?
IQ Homesource will market your home for up to six months at no additional charge. You can cancel your listing at any time and you still retain the right to sell your home yourself. You are only responsible to pay a commission if a Realtor introduces a client that purchases your home.
Will I still be able to find my own homebuyers?
Yes, you will retain the right to market your home to attract homebuyers. If you locate a homebuyer who purchases your home no commission will be due. You will save even more!
Who will schedule showing appointments?
When your home is listed on the MLS under showing instructions we will include your phone number to schedule showing appointment. We also offer full appointment setting services for an additional charge.
Is there a benefit to listing with a traditional high-commission broker?
Not in our option! Our listing packages will provide you with the same exposure you would get from a traditional real estate agent. The great benefit is that you do not have to pay a high commission to get your home listed on the MLS and Realtor.com.
Do I need a lockbox while house is listed on MLS?
You do not need a lockbox but it will make it easier for real estate agents to show your home if you are unable to meet them for an appointment. By listing your home on the MLS you are guaranteed that only licensed, professional, real estate agents will be able to show your home. They will leave your home locked and secure after each showing.
Can I list my home on the MLS without paying a commission?
No, by listing your home on the Realtor MLS we are making a legally binding promise to pay the cooperating realtor a fee if and when they present you with a buyer that materializes into a closed transaction.
How can I upgrade or change my listing?
You can upgrade your listing package or make changes at anytime by calling us toll free at 866-768-6588 or sending your request to customercare@iqhs.com. We will gladly upgrade or change your package to add additional features.
Will I be able to take my home off the market?
Yes, you can call IQ Homesource and cancel anytime. We do not however offer refunds once we have listed your home. Please send your request into us via email to customercare@iqhs.com.
